A leading technology solutions company partnered with Vestian to manage the refurbishment and fit out of its 43,000 sq. ft. workspace at the DLF SEZ campus in Hyderabad. The project involved upgrading and customizing two office units D1 & D2 within a LEED Platinum-certified SEZ facility, aligning with the client’s sustainability goals and global workplace standards. The objective was to create a high-performance, energy-efficient environment featuring flexible work zones, collaboration areas, and enhanced building systems that support operational efficiency, employee comfort, and brand continuity.

The project had to be executed within a fast-track schedule while navigating the regulatory constraints of an SEZ campus. Administrative dependencies, including mandatory SEZ approvals and documentation, influenced overall scheduling and progress visibility. Key building systems, such as HVAC, were impacted by global procurement timelines, adding further pressure on the fast-track timeline. Restricted working hours and parallel activities across multiple office units increased the complexity of resource management.
Vestian adopted a phased execution strategy to meet the stringent 75-day timeline while ensuring full SEZ compliance. Close coordination with SEZ authorities, OEMs, and contractors enabled fast-tracked approvals, documentation, and material movement, while schedules were realigned to accommodate delays in critical deliveries. Strict EHS protocols were enforced throughout, ensuring zero incidents and uninterrupted operations within the active SEZ campus. Value-engineering insights and effective vendor negotiations resulted in 5% cost savings. Delivered on time and within budget, the resulting flexible and sustainable workspace fully supports the client’s operational goals and long-term vision.
