Overview
A leading global semiconductor company partnered with Vestian to develop a next-generation R&D and lab facility that exemplifies innovation, precision and sustainability. The 250,000 sq. ft., nine-story development comprises four dedicated lab floors, modern office spaces, and a 400-seater cafeteria with a 15,000 sq. ft. live kitchen, cold storage, and dedicated logistics access. Designed around the philosophy of Earth, Water, Fire, Air, and Space, the facility reflects balance and functionality in every detail. Targeting LEED Platinum certification, the project aligns with the company’s global sustainability goals, emphasizing energy efficiency, water conservation, renewable integration and overall occupant well-being.

Solution
The project posed significant technical and logistical challenges owing to the specialized nature of the lab facility. Installation of highly sensitive equipment required careful planning for power load management, slab reinforcement, and system integration. Limited site access and narrow approach roads further complicated loading, unloading, and material movement. The integration of critical utilities—including compressed dry air, vacuum, nitrogen, process cooling water, and multiple UPS systems—demanded precise sequencing and technical accuracy. Through meticulous planning and proactive coordination, Vestian successfully navigated these complexities, ensuring seamless delivery within the given timeline.
Vestian adopted a proactive project management approach emphasizing precision, agility and collaboration. Our team managed the complex deployment of enterprise-grade MEP systems, including power infrastructure, SCADA-based building automation, and specialized utilities essential for semiconductor testing operations. By leveraging BIM technology, we eliminated design conflicts before construction, ensuring accurate system placement and reducing on-site delays. Strategic material sequencing and phased delivery optimized logistics within site constraints, maintaining project momentum. These collective measures contributed to achieving an 80+ LEED Platinum score, underscoring excellence in design, execution, and environmental stewardship.
