Experience:
12-18 Years of experience in corporate interiors fit-out projects.
Roles & Responsibilities:
1. Pre-Contract Stage:
- Review and analyze project drawings, specifications, and BOQs for accuracy and completeness.
- Prepare detailed cost estimates, budgets, and value engineering proposals.
- Assist in tender preparation, floating inquiries, and evaluating vendor/subcontractor quotations.
- Prepare rate analysis and pricing for tenders and change orders.
- Support in contract drafting and negotiation with subcontractors and suppliers.
2. Post-Contract Stage:
- Manage cost control throughout the project lifecycle.
- Certify subcontractor bills and progress claims based on site work and contract terms.
- Monitor material consumption and wastage to ensure cost efficiency.
- Prepare and submit client invoices, track payments, and ensure timely certification.
- Maintain variation/change order registers and prepare cost impact analyses.
- Conduct monthly project cost reviews and prepare cost reports.
3. Procurement & Coordination:
- Coordinate with the procurement team to ensure timely sourcing of materials and subcontract services.
- Evaluate vendor performance in terms of cost, quality, and timeliness.
- Liaise with project managers, design teams, and site engineers to align on budgets and timelines.
4. Reporting & Documentation:
- Maintain project cost trackers, cash flow forecasts, and budget vs. actual reports.
- Prepare final accounts and closeout documentation.
- Ensure compliance with company policies, contract conditions, and statutory requirements.
Skills & Competencies:
- Strong understanding of interior fit-out materials, methodologies, and market rates.
- Proficiency in cost estimation, tendering, and contract administration.
- Advanced Excel skills and knowledge of cost management software (e.g., Candy, CostX, MS Project).
- Strong negotiation and communication skills.
- Analytical mindset with attention to detail and accuracy.
Key Performance Indicators (KPIs):
- Accuracy of project cost estimates vs. actual.
- Timeliness of billing and cash flow reporting.
- Variance control and management of change orders.
- Vendor cost savings and negotiation effectiveness.
- Client satisfaction on financial management aspects.
Qualifications Required:
- Bachelor’s Degree in engineering, Post Graduate Degree in Construction Management, Master of Business Administration
- Excellent Interpersonal & Communication skills
- Experience with budget management and Project planning skills
- Strategic thinker and leader with Consulting experience with a focus on operations management
- Prior experience in a Supplier side role
- Managed dealer and distributor relations and procurement across different segments in the past and knows how to manage them
- Excellent written and verbal communication skills
- Great communication skills and a proven ability to work as part of a tight-knit team
